I cannot speak highly enough of the professionalism, responsiveness and performance of Abercrombys. Selling a property whilst based interstate is a challenge, particularly as with remedial work to organise. Jock Langley, Hamish Palmer-Hill and the team were exceptional - in communication, brokering repairs, their approach to marketing and, most importantly, getting a result. I can warmly recommend this firm.

We recently engaged Hamish Palmer-Hill to sell our family home in East Hawthorn. While we were already aware of the firm’s excellent reputation, it is impossible to overstate the care, diligence and expertise Hamish displayed throughout the entire sale process. Not only did he have a full understanding of the property market and its idiosyncrasies, he was laser focussed on maximising our home’s potential, calming our - at times frazzled - nerves, and familiarizing himself with the needs and wants of all interested purchasers, including of course our ultimate buyer.

Hamish has been absolutely wonderful, we are so grateful to him and to Abercrombys. We truly can’t recommend him highly enough!

As an owner, entrusting your rental property to them would be unwise for several reasons. Firstly, they showed a lack of commitment to conducting regular inspections, as evidenced by only showing up once in three years. Secondly, they failed to maintain basic safety standards, such as providing algae free garden steps before tenancy, resulted in a serious injury to a tenant and subsequent legal action against property owner Lastly, their high turnover of property managers suggests a lack of stability and enthusiasm within the management team.

As a renter, you'll want to avoid renting from this agent due to their sluggish response to repair requests, questionable handling of personal information, as evidenced by mistakenly providing the previous tenant's contract and inappropriate disposal of renter’s documents. Furthermore, despite rental calculations being on a weekly basis, they insist on charging a full month's rent for February which had only 28 days when the renter ended the rental agreement.

My Wife and I own 4 Apartments, right above my Offices - so, super convenient for a quick face to face report after an Inspection, etc.
Our Previous PM moved back to Sydney, and recommended Abercrombys to us as a "a good option".
We were only with Abercrombys Property Management for about 4 months.
In that time, they:-
>Whilst I was organising (to their knowledge) a re-paint and a few Minor Works caused by the Tenants, Abercrombys exhibited poor and untimely Communications about the exact Vacate Date, and the process to Claim some of those Costs to the Tenants, costing us a few $Hundred Dollars;
>Refused to give Mobile Phone Numbers of all Staff, except the Dept. Head, making comms extremely inefficient, especially when Urgent;
>Priced our Vacant Property far too Highly p.w., lost our Professional Photos & Floor Plans - I had to provide them twice, and, in a really Low Vacancy Rate/"Rental Accommodation Crisis" causing it to be Vacant for nearly 2 Months - and ours are Really Nice Large, as New Apartments;
>Left a Security Electronic Gate unlocked twice at the 1st two Open Inspections (despite the keys they had having a really obvious e-tag device on it for that Gate);
>Would always race straight off after an Open Inspection, rather than pop in for 2 minutes to Report how the Open went, even though my Office is immediately below the 4 Apartments;
>Whilst 1 of the Apartments was Vacant, fobbed a Water bill to me (rather than just doing a Journal Transfer to pay it from one of the other 3 Fully Leased Apartments, which is what our previous PM had always done in the same circumstance), and
>As a Closing Gesture, they paid the other 3 Water bills all on the one bPay code (rather than each Apartment's correct, different bPay codes, causing us to go into Arrears on 3 of them and be 9 months Overpaid on the one they used. Yarra Valley Water described it as "Lazy"...

SUMMARY, it was a completely Underwhelming experience - not atrociously terrible, and they were all pleasant enough as people - BUT just SO many little things way off Best Practise.
Definitely not assisted by having 5 different people responsible for 5 different PM functions in the Company.

MY TIP - find a much Smaller, more Personal Property Manager, with less people involved so only 1 or 2 people are responsible for your Property/ies, and they know your Property/ies, they always know what is going on - and they are willing to pick up the phone to call you for friendly and efficient Communication.

We recently worked with Tim Derham and Samantha Shell to sell our property in Glen Iris, and the whole process was extremely smooth and straightforward. It was exactly what you would want to experience while undertaking a pretty stressful transaction. From the outset Tim and Samantha were very clear and direct about market conditions and what to expect through the campaign process and auction. They provided excellent advice and managed the viewing and marketing functions extremely well. It was as close to a seamless process as is possible and we really appreciate the hard work they both put in to achieve such a successful outcome. Tim as the auctioneer on the day was outstanding and he helped us exceed our anticipated sales price. We couldn't have been happier with how they helped and advised us every step of the way.
