I had been with Belle Property Orange for many years, giving them not one but two chances to manage my property. Both times, they failed miserably to deliver on even the most basic expectations.
First Instance: During their initial management of my property, they neglected to notice that the house had been almost turned into a drug lab. This gross oversight occurred despite glaringly obvious signs like a grated window attached by the tenant, a smashed door lock, and a hole in the garage door being used as a peephole.
Second Instance: I reluctantly gave them a second chance, but this experience was equally, if not more, appalling. As I don’t live in Orange, I rely heavily on accurate updates about my property’s condition. I was assured that the property was "neat and tidy," but upon visiting, I discovered 12 major repair issues within just 15 minutes of walking through the house. These issues had gone entirely unreported.
When I voiced my frustration and justifiably criticized the property manager for their complete lack of diligence—admittedly using some less-than-polite language out of sheer frustration—they promptly decided to terminate my business, citing that I was "too hard" to deal with. This was after I had already issued my own termination notice due to their incompetence.
What you can expect from Belle Property Orange:
• Broken promises: They promise the world but fail to deliver.
• Neglect: Their lack of care and oversight left my previously lovely property in a state of disrepair.
• Deception: They apologize and make excuses, but their actions suggest anything but professionalism.
If you value peace of mind and the well-being of your property, stay far away from this agency. My experience with them has been nothing short of a nightmare, leaving me frustrated and saddled with unnecessary repair costs. Consider yourself warned!

Deducted $900 out of my friend's bond due to "recent" property damages such as chip on the door and stain on the carpet, when the damages were already existing when my friend moved in. They didnt specify all these in the initial condition lease report to make sure they can dodgy about it. Unfortunately my friend is inexperienced with renting properties since she's a recent migrant, so these issues were overlooked when she signed the lease.
