We bought our first home in early December 2024, and this agency represented the seller. As you can imagine, this was the biggest financial decision of our lives, so we wanted to make sure every “i” was dotted and every “t” crossed.

Here are the issues we encountered during the process:

1. Excessive Pressure:
We saw the house on Thursday after work, and they accepted our offer that same night. Great! However, when we engaged our solicitor on Friday, they couldn't review the contract until Monday (only one business days later, which is quite fast). We communicated this with them. Despite this, they relentlessly pressured us to sign the contract and deposit the money over the weekend, bemoning that we should because they cancelled the second home viewing (never asked you to). While I understand urgency is common in real estate, the level of pushiness felt unprofessional and unethical for such a significant financial transaction.

2. Problematic Contract:
The initial contract they sent was heavily biased toward the seller, as expected. However, it included clauses that would have disqualified us from the First Home Buyers Grant if the current tenants decided to delay moving out. Thankfully, our solicitor caught this, and they agreed to make amendments.

Or so we thought. Instead of actually revising the 90-page document, they attached a screenshot of an email agreeing to the changes. This caused such confusion with our mortgage lender since the settlement date was pushed back, creating a stupid amount of inconveniences on our side.

3. Unprofessional Communication:
Because the contract was amended in various ways, including settlement date push back, we had to follow up with them for confirmation or questions on various things. Raveena, one of their agents, was consistently rude in emails, often responding with condescending remarks that didn’t even answer our questions. Sorry, Raveena, but this was our first time buying a house—some clarity and professionalism would have been appreciated.

3.5. Speaking of emails, I kept getting multiple Docusign requests every day at midnight to sign the old contract both during the time when they knew we were waiting on our solicitor to review AND after signing the new contract with the "amendments". Was super annoying.

4. Building Inspection Drama:
Buyers are allowed to attend building inspections, which I guess isn't common, but in my opinion it’s completely reasonable when you’re spending your life savings on a property.

We never hid or misled them that we wouldn't be there. You'd think that this being their jobs day in and day out they might just.. I dunno.. ask? Instead of assuming? Anyways, despite this, they acted like we blindsided them and threw a fit about us showing up. This behavior gave me shady vibes, I even discussed with my partner at this point about walking away, as I thought these people might make every step a nightmare, but ultimately we saw it through.

Which is good, because the house has great bones on a good plot of land even though there's a lot of work needed we're happy. Probably would have bid a little lower if I had to redo it, but I don't regret buying the house.

Positive: A Shred of Politeness
On a positive note, Lolla was relatively polite and occasionally understanding of our caution in making *The Biggest Financial Decision of Our Lives*. For this reason, I’m giving them 2 stars instead of 1. They also gave us a little welcome gift chocolate box which was cute. I would have preferred a less stressful buying process though
